Sealed bid for the purchase of Assessor's parcel number 202-04-003L.
Background Information
On October 4, 2021, the Gila County Treasurer deeded Assessors Tax Parcel Number 202-04-003L to the State of Arizona c/o Board of Supervisors because the previous owner did not pay taxes on the subject property for 7 consecutive years. This parcel was determined to be a parcel that had been left off of a land purchase belonging to Koby and Cassandra Fewell and was not transferred during the purchase of the property. It was placed in a moratorium during the March 28, 2022, to April 11, 2022, Public Surplus Auction.

This property is located next to Assessor's Tax Parcel Number 202-04-003Q is the septic tank parcel belonging to the Fewell's property in Rose Creek on Arizona Highway 288 going to Young. The total lien amount on this parcel is $596.63.

The request is being submitted by Koby and Cassandra Fewell who own Parcel No. 202-04-003Q.
Evaluation
On July 18, 2022, Koby and Cassandra Fewell submitted a sealed bid to the Chief Deputy Clerk of the Board for the Board of Supervisors to consider selling parcel number 202-04-003L for less than the lien amount. The Fewells own an adjoining Parcel No. 202-04-003Q and would like to purchase the property so that it goes back into the original plot of land that was in the original purchase.

Gila County Resolution No. 15-05-05 states, "WHEREAS, the Board of Supervisors may waive the requirement to sell the property for no less than the total lien amount if a condition warrants selling a parcel at a lesser price."
Conclusion
It would be advantageous for the Board of Supervisors to consider a bid that is less than the lien amount; whereby, if this property is sold, it will go back on the County's tax rolls.
Recommendation
It is recommended that the Board of Supervisors consider the bid for the purchase of the aforementioned parcel.
Suggested Motion
Information/Discussion/Action to consider a sealed bid for the purchase of Assessor's tax parcel number 202-04-003L and, if accepted, authorize the Chairman's signature on the Quit Claim Deed. (Melissa Henderson)
