Request/Subject

Adoption of Resolution No. 16-09-04 amending the land use designation in the 2003 Gila County Comprehensive Plan from commercial to mixed use for James Clinton for Parcel No. 301-08-140A located at 8409 W. Fossil Creek Road, Strawberry, AZ.

Background Information

James Clinton submitted application CPA-16-02 to change the land use designation for his parcel to mixed use so that he can complete a minor land division and create two parcels with a single family residence on each property. Mr. Clinton is required to do this before he can rezone his property. This action will allow the transfer of his residential unit and make it easier to obtain necessary financing.

Evaluation

This area is predominantly developed as single family residential. All development around him is currently single family residential with the exception of the adjoining parcel to the east which is owned by Gila County. This parcel is currently being used for residential mailboxes for the residents in the area.

Conclusion

A Commercial Two (C2) District designation is not appropriate for this area in that the use that could be permitted would clash with residential uses. The adjoining parcels to the west are already designated for mixed use.

Recommendation

Staff would recommend that the Board of Supervisors accept the recommendation from the Planning and Zoning Commission to change the land use designation to mixed use for the subject parcel.

Information/Discussion/Action to adopt Resolution No. 16-09-04 to amend the 2003 Gila County Comprehensive Plan by changing the land use designation from commercial to mixed use for 8409 W. Fossil Creek Road, Strawberry, Arizona, also known as parcel number 301-08-140A. (Bob Gould)
