Quit Claim Deed for Sale of Assessor's Tax Parcel Number's 206-06-033, 206-06-056, 206-10-022, 206-11-025, 206-11-057, and 301-07-208D. |
Background Information |
On May 26, 2015, the Board of Supervisors adopted Resolution No. 15-05-05 which outlines the policy and procedures for the sale of land held by the State of Arizona under tax deed. The procedures allow the Clerk of the Board to sell these parcels over the counter for the total lien amount. A separate $30 fee is required to be paid by the purchaser to record the Quit Claim Deed. The procedures also state that a consent agenda action item will be submitted to the Board of Supervisors on a Regular Meeting agenda to obtain authorization from the Board for the Chairman's signature on the Quit Claim Deed.
Assessor's tax parcel number 301-07-208D was deeded to the State of Arizona c/o Board of Supervisors on September 5, 2003, with a total lien amount of $477.10. It was advertised for sale at the Board's annual auction which was held in December 2006; however, it did not sell. It was added to a list of available properties that could be purchased year-round for the total lien amount.
Assessor's tax parcel number 206-10-022 was deeded to the State of Arizona c/o Board of Supervisors on November 21, 2014, with a total lien amount of $774.41. It was advertised for sale at the Board's annual auction which was held in August 2015; however, it did not sell. It was added to a list of available properties that could be purchased year-round for the total lien amount.
Assessor's tax parcel numbers 206-06-033 and 206-06-056 was deeded to the State of Arizona c/o Board of Supervisors on July 21, 2016, with a total lien amount of (206-06-033) $641.86 and (206-06-056) $485.85. Both parcels were advertised for sale at the Board's annual auction which was held in December 2016; however, they did not sell. They were added to a list of available properties that could be purchased year-round for the total lien amount.
Assessor's tax parcel numbers 206-11-025 and 206-11-057 was deeded to the State of Arizona c/o Board of Supervisors on July 16, 2018, with a total lien amount of (206-11-025) $454.33 and (206-11-057) $1007.89. Both parcels were advertised for sale at the Board's annual auction which was held in December 2018; however, they did not sell. They were added to a list of available properties that could be purchased year-round for the total lien amount. |
Evaluation |
On July 30, 2020, the Clerk of the Board sold the subject parcels to Joshua Sulwer for the lien amounts of (206-06-033) $641.86, (206-06-056) $485.85, (206-10-022) $774.41, (206-11-025) $454.33, (206-11-057) $1,007.89, and (301-07-208D) $477.10 for a total payment of $3,841.44. Said payment was deposited with the County Treasurer on July 30, 2020.
A separate payment of $30 per Quit Claim Deed was made to record the Quit Claim Deeds. Once the deeds have been finalized and recorded, the properties will go back on the County's tax rolls.
Mr. Sulwer wants to purchase the subject parcels for investments. |
Conclusion |
The Board of Supervisors needs to authorize the Chairman's signature on the Quit Claim Deeds to finalize the sale of Assessor's tax parcel numbers 206-06-033, 206-06-056, 206-10-022, 206-11-025, 206-11-057, and 301-07-208D to Joshua Sulwer. |
Recommendation |
The Clerk of the Board recommends that the Board of Supervisors authorize the Chairman's signature on a Quit Claim Deeds to finalize the sale of Assessor's tax parcel numbers 206-06-033, 206-06-056, 206-10-022, 206-11-025, 206-11-057, and 301-07-208D to Joshua Sulwer. |
