Sealed bid for the purchase of Assessor's parcel number 201-06-179D.
Background Information
On July 31, 2019, the Gila County Treasurer deeded parcel number 201-06-179D to the State of Arizona c/o Board of Supervisors because the previous owner did not pay taxes on the subject property for 7 consecutive years. The parcel was included in the list of available properties scheduled to be sold at the Board of Supervisors' auction in December 2019.  The auction was held and the parcel did not sell; therefore, it was added to a list of properties that could be purchased year-round. The lien amount for this property is $23,500.88.
Evaluation
On July 14, 2020, the Clerk of the Board received a sealed bid from Brian Jennings to purchase the subject parcel. Mr. Jennings owns parcel numbers 201-06-005E and 201-06-053F. Parcel number 201-06-005E borders parcel number 201-06-179D from the east and south of the property. If the Board approves this purchase, Mr. Jennings plans to request that the Assessor combine the properties into one parcel to provide ingress and egress.

Gila County Resolution No. 15-05-05 states, " WHEREAS, the Board of Supervisors may waive the requirement to sell the property for no less than the total lien amount if a condition warrants selling a parcel at a lesser price."
Conclusion
It would be advantageous for the Board of Supervisors to consider a bid that is less than the lien amount; whereby, if the property is sold, it will go back on the County's tax rolls.
Recommendation
It is recommended that the Board of Supervisors consider the bid for the purchase of tax parcel number 201-06-179D.
Suggested Motion
Information/Discussion/Action to consider a sealed bid for the purchase of Assessor's tax parcel number 201-06-179D and, if accepted, authorize the Chairman's signature on the Quit Claim Deed. (Marian Sheppard)
