Board of Supervisors' Annual Property Tax Sale/Auction of properties deeded to the State of Arizona by the County Treasurer in 2018. |
Background Information |
Arizona Revised Statutes (A.R.S.) § 42-18301 through 42-18303 outlines the procedures related to the responsibilities of the County Board of Supervisors once a property has been deeded by the County Treasurer to the State of Arizona. For 2018, the Gila County Treasurer deeded 31 properties to the State of Arizona in care of the Gila County Board of Supervisors. Every year the Gila County Board of Supervisors conducts a sale/auction of all properties that have been deeded to the State by the Treasurer in the current calendar year. This sale typically takes place in December. This year's sale is scheduled for Tuesday, December 4th. |
Evaluation |
According to state statutes, a list of the properties held by the state by tax deed was prepared on or before the first Monday in November. The list includes a full description of each parcel; name of the former owner, if known; and the total lien amount which includes the total amount of taxes, interest, penalties, fees and costs, including the unpaid charges of the County Treasurer and Recorder. The list was published on the County's website on November 5, 2018, and advertised in the Payson Roundup newspaper on November 20 and 27, 2018. The list was also made available to the public at the office of the Board of Supervisors on November 5, 2018.
Per County process, the Engineering Department reviewed all of the properties and determined that 2 properties could be used for a public purpose related to flood control or transportation. On November 13, 2018, the Board of Supervisors sold tax parcel number 201-06-039E to Gila County for a public purpose related to flood control, and tax parcel number 208-12-007 to the City of Globe for a public purpose related to transportation; authorized the Chairman's signature on the respective Quit Claim Deeds; and authorized the properties to be removed from the newspaper advertisement per statutory process.
There are 29 properties to be sold at the auction, as follows: 101-07-060, 101-07-062, 101-07-187, 101-07-188, 101-07-217-101-07-238, 205-18-008F, 206-02-013, 206-11-025, 206-11-056, 206-11-057, 206-12-014, 206-12-016, 206-12-017, 206-12-018, 206-18-029, 206-22-016, 206-22-092, 206-22-132, 207-17-048, 207-18-024A, 207-22-029, 208-02-290, 208-12-006, 301-59-011, 302-80-137, 303-06-057, 303-06-060, and 304-61-132. |
Conclusion |
All of the applicable statutory requirements have been met with regard to these newly deeded parcels of land; therefore, it is appropriate for the Board to conduct the sale/auction. |
Recommendation |
The Clerk of the Board recommends that a sale/auction of all newly deeded State-owned properties be held during a regular meeting of the Board on Tuesday, December 4, 2018. |
