Approval of Amendment No. 1 to Contract A133-2009-Payson Complex Multipurpose Building and Site Improvements.
Background Information
On November 19, 2019, the Board approved AIA Contracts A-133-2009 Standard Form of Agreement Between Owner and Construction Manager as Constructor and A201-2017 General Conditions of the Contract for Construction to provide pre-construction services and prepare a Guaranteed Maximum Price (GMP) Amendment to build the new Payson Complex Multipurpose Building and Site Improvements with CORE Construction, Inc., in the amount of $33,802 for preconstruction and a Guaranteed Maximum Price percentage of 5%. CORE Construction, Inc. has completed the pre-construction services and has prepared the A133-209 Exhibit A Maximum Price Amendment in the amount of $5,448,134 for the construction of the Payson Complex Multipurpose Building and Site Improvements and previously approved $33,802 for the pre-construction service for a total contract amount of $5,481,936 for the Board’s review and approval.
Evaluation
All project stakeholders have reviewed the GMP detail and have determined that all aspects of the construction of the new Payson Complex Multipurpose Building and Site Improvements will be accomplished within the price. The GMP price allows for the accommodation of all necessary additions that optimizes the site and building function. Included in this are:
• An additional 1,944 Sq. Ft. to make the building 11,944 Sq. Ft. total
• A Second Sally Port
• Two-way Traffic modifications on Frontier St. (Frontier St. is currently a one way)
• Fiber Cabling that includes a connection to the Justice Court building
Conclusion
The Director of Facility Management wishes to execute Amendment No. 1 to Core Construction Contract A133-2009 Exhibit A in the amount of $5,448,134 for Guaranteed Maximum Price (GMP) construction services which amends the total contract amount of $5,481,936.

The new Payson Complex Multipurpose Building and site improvements will be constructed within the project scope as determined by the stakeholders and will be constructed within the budget set forth in the Capital Plan.
Recommendation
The Facilities Management Department Director wishes to execute Amendment No. 1 to Core Construction Contract A133-2009-Payson Multipurpose Building and Site Improvements in the amount of $5,448,134 GMP for construction services for a total contact amount of amount of $5,481,936 for the contract term December 3, 2019, to December 31, 2022.
