Sealed bid for the purchase of Assessor's parcel number 206-22-023B.
Background Information
On July 31, 2019, the Gila County Treasurer deeded parcel number 206-22-023B to the State of Arizona c/o Board of Supervisors because the previous owner did not pay taxes on the subject property for 7 consecutive years. Per the Treasurer, this property is an abandoned two-story house located on Reppy Avenue in Miami. The property adjoins Gila County Assessor parcel number 206-22-023A,which is owned by Abelardo Gil.

On December 3, 2019, the Board of Supervisors held its annual auction and this property did not sell; therefore, it was added to a list of properties that are available for sale year-round. The lien amount for this property is $3,929.66. Mr. Gil has submitted a bid less than the lien amount for the Board of Supervisors' consideration. If the Board accepts Mr. Gil's bid, he intends to combine the parcels.
Evaluation
On December 23, 2019, Mr. Gil submitted a sealed bid to the Clerk of the Board to purchase the subject parcel.

Gila County Resolution No. 15-05-05 states, " WHEREAS, the Board of Supervisors may waive the requirement to sell the property for no less than the total lien amount if a condition warrants selling a parcel at a lesser price."
Conclusion
It would be advantageous for the Board of Supervisors to consider a bid that is less than the lien amount; whereby, if the property is sold, it will go back on the County's tax rolls.
Recommendation
It is recommended that the Board of Supervisors consider the bid for the purchase of tax parcel number 206-22-023B.
Suggested Motion
Information/Discussion/Action to consider a sealed bid for the purchase of Assessor's tax parcel number 206-22-023B and, if accepted, authorize the Chairman's signature on the Quit Claim Deed. (Marian Sheppard)
