Sealed bid for the purchase of Assessor's parcel number 206-10-001.
Background Information
On May 11, 2016, the Gila County Treasurer deeded parcel number 206-10-001 to the State of Arizona c/o Board of Supervisors because the previous owner did not pay taxes on the subject property for 7 consecutive years.  Per the Treasurer, the property is a house located at 6055 S. Puerto Rico Avenue in Claypool that has suffered from a fire.

On December 6, 2016, the Board of Supervisors held its annual auction and this property did not sell; therefore, it was added to a list of properties that are available for sale year-round.   The lien amount for this property is $3,661.76.
Evaluation
On January 8, 2019, the previous owner's great granddaughter submitted a sealed bid to the Clerk of the Board to purchase the subject parcel along with a letter for the Board of Supervisors to consider accepting a bid that is less than the lien amount due to the cost to clean up the property. 

Gila County Resolution No. 15-05-05 states, "WHEREAS, the Board of Supervisors may waive the requirement to sell the property for no less than the total lien amount if a condition warrants selling a parcel at a lesser price." 
Conclusion
It would be advantageous for the Board of Supervisors to consider a bid that is less than the lien amount; whereby, if the property is sold, it will go back on the County's tax rolls and the property would be cleaned up.
Recommendation
It is recommended that the Board of Supervisors consider the bid for the purchase of tax parcel number 206-10-001.
Suggested Motion
Information/Discussion/Action to consider a sealed bid for the purchase of Assessor's tax parcel number 206-10-001 and, if accepted, authorize the Chairman's signature on the Quit Claim Deed.  (Marian Sheppard)
